7 Common Signs of Commercial Roofing Damage
The roof is an essential component of any commercial building, serving as the first line of defense against the elements. A well-maintained roof not only safeguards your property but also ensures the safety and comfort of everyone inside. Unfortunately, commercial roofing systems are susceptible to a variety of issues over time. Here are some of the common signs of roof damage that mean you should call your contractor.
1) Roof Leaks
Roof leaks are perhaps the most prevalent and troublesome commercial roofing issue. Leaks can develop for numerous reasons, including deteriorating roofing materials, poor installation, or damage from severe weather. Leaks not only cause damage to the interior of your building but can also lead to mold growth and structural damage if left unaddressed. Regular inspections and prompt repairs are essential to prevent leaks from escalating into more significant problems.
2) Ponding Water
Ponding water occurs when water accumulates on the roof and doesn’t drain properly. This often results from inadequate roof slope or blocked drains and gutters. Over time, ponding water can weaken the roof’s structure, compromise its integrity, and lead to leaks. To prevent ponding water, ensure that your roof has proper drainage systems and conduct regular maintenance to clear debris from gutters and drains.
3) Roofing Membrane Damage
Commercial roofs are often covered with various types of roofing membranes, such as single-ply or built-up roofing. These membranes can suffer damage from UV radiation, foot traffic, and extreme weather conditions. Over time, the roofing material may blister, crack, or become punctured, which can allow water to penetrate the roof. Routine inspections and timely repairs can extend the lifespan of your roofing membrane.
4) Roofing Material Deterioration
Roofing materials, especially those exposed to harsh weather conditions, gradually deteriorate over time. Common signs of material deterioration include cracking, blistering, and granule loss (in the case of asphalt shingles). Regular roof maintenance, including inspections and repairs, can help identify and address deteriorating roofing materials before they become a major problem.
5) Poor Installation
Improper installation is a significant cause of commercial roofing issues. If a roof is not installed correctly, it can lead to a host of problems, including leaks, poor insulation, and decreased energy efficiency. It’s crucial to hire experienced roofing contractors who follow industry best practices to ensure your roof is installed correctly from the start.
6) Storm Damage
Severe weather events, such as hailstorms, heavy rain, and high winds, can wreak havoc on commercial roofs. Storm damage may not always be immediately visible, but it can weaken the roof’s structure and lead to leaks over time. After a severe weather event, it’s essential to have your roof inspected by professionals to identify and address any damage promptly.
7) Lack of Maintenance
Perhaps one of the most preventable issues, neglecting regular roof maintenance can lead to a myriad of problems. Routine inspections, cleaning of gutters and drains, and minor repairs can extend the lifespan of your commercial roof and prevent costly issues down the line. Investing in a proactive maintenance plan is a smart decision for any commercial property owner.

How long will it take to replace my roof?
Our goal is to be thorough and uphold a standard of excellence for every job done. Our residential projects are generally completed between 24-48 hours, depending on weather. Our multi-family & commercial projects range in service time depending on the number of buildings, size of the building, number of floors, and/ or scope of repair work.
Should I repair or replace my roof?
There are several factors to consider that can help you choose between a repair and a full replacement. We’ll look at the extent of damage, roof material condition, and your roof’s age. If the damage is minor, repairing your roof could be the way to go. However, for severe damage like major hail, wind, or water damage, or if your roof is past its lifespan, it might be time for a full replacement.” Your last sentence is great! The decision between the two is a big one – we would love to come by, inspect the situation, and give you an accurate assessment so you can make an informed decision.
What materials do you work with?
We work with Owens Corning shingles, Firestone TPO, James Hardie fiber cement siding, and EPDM materials.
